Maintenance & Repairs

Before making a maintenance request please refer to your Tenancy Agreement and Tenants Handbook to verify what type of repairs are considered the responsibility of the tenant.

Tenants are responsible for certain general internal/external, electrical and plumbing repairs and cleaning of chimneys.

Below are some of the most common repairs that are the responsibility of the tenant:

TENANT RESPONSIBILITIES

  • Repair and maintenance of damage due to negligence, vandalism or criminal damage.
  • Repair and maintenance of modification/upgrade by tenant e.g. electrical, plumbing, heating, sanitary works.
  • Repairs required due to condensation, smoke damage, cracked plasterwork.
  • Maintenance of fire grates, stoves, other heating appliances.
  • Clearing blockages in toilets, sinks etc. Repairing/replacing damaged/cracked sanitary ware.
  • Clearing of airlocks to radiators/pipe work. Repairs to damaged pipework – water damage from burst pipes.
  • Repairs to damaged electrical fittings etc. Maintain smoke alarms / carbon monoxide detectors.
  • Draught proofing doors/windows. Repairing/replacing external/internal locks, handles, door knockers etc. Replacing broken glass.
  • Repair/replacing fences/garden gates.
  • Clearing blockages in drains/sewers within property boundary.
